Comparative Market Analysis
Don't confuse a Comparative Market Analysis (CMA) with an assessment, home inspection, or appraisal:
Comparative Market Analysis (CMA): Real estate agents use CMAs to help home sellers determine a realistic asking price.
Assessment: Every town in New Hampshire puts a value on each property within its borders for the purposes of determining the property tax obligation for the owner. The assessed value does not reflect the property’s market value.
Home Inspection: A home inspection summarizes the condition of the property, points out the need for major repairs, and identifies areas that may need attention in the near future.
Appraisals: An appraiser's report is much more detailed and is the only type of report that a bank will use in its lending process.
