For most New Hampshire homeowners, their monthly mortgage payment is not only their largest bill, but also their least flexible. The Cash Flow ARM is one of several mortgage programs designed to give you more control, with a variety of payment options. Choose your payment each month, based upon your specific cash flow needs at the time:

Minimum Payment: The minimum payment is set for one to five years, based upon a greatly reduced interest rate. This payment option is ideal for temporarily maximizing your personal cash flow. (Warning: it may be a good short-term solution, but the minimum payment is not a good long-term solution because it can result in negative amortization.
Interest-Only Payment: Defer paying principal on your loan and improve your monthly cash flow. The money you save improves your monthly cash flow. It works best for homeowners who have the ability to pay principal in lump sums. (For more detail on “interest-only” options, click here.)
Full Principal and Interest: You have the ability to make a principal and interest payment based on either a 40-year, 30-year or 15-year amortization schedule.
Additional Options: You can have the additional security of a fixed payment while still taking advantage of the lower Cash Flow ARM interest rates: use the 5 year fixed payment option.
