VA Home Loans and Mortgages in NH

Did you serve our country? If you are a veteran of the armed services, reservist, active duty, or surviving spouse of a veteran, then you may be eligible for a VA loan to purchase a new home or refinance your existing home. Why use a VA Loan? That is a good question. There are many reasons why you would want to use this type of loan to finance your next home.
Here are 7 reasons why as a veteran, VA Loans are so good for you.
1.    The VA will allow you to finance 100% of the purchase price. This is incredible as most loan programs will not allow zero money down. The VA program can really limit the amount of money you will need to come up with out of pocket to purchase your new home.
2.    With zero down, you can purchase a 1-4 family primary residences.
3.    No monthly mortgage insurance premiums. Most loan programs will require you to pay a monthly insurance premium if you do not have 20% to put down on the purchase of your home. The VA is one of the rare programs that do not require mortgage insurance, so on top of no money down your mortgage payment is less because it does not have the additional PMI!
4.    The seller is allowed to pay up to 4% of the purchase price to help you, the veteran, with the closing costs involved with the loan. This means that you could potentially buy a home with very little if any money out of your own pocket.
5.    VA loans generally have 30 year fixed rates and low closing costs compared to other programs.
6.    A veteran could potentially refinance their current VA loan without having to do an appraisal. This is another great benefit as the appraisal is another expense typically incurred in the refinance process. So not only will this reduce your closing costs, but this should allow you to close on your VA refinance more quickly!
7.    You can use a VA loan to purchase a 1-4 family primary residence with $0 down.
